Where is the best place in North OR South Carolina to build a resort theme park? Or other SOUTHEAST place?

If you were to have resort location similar Univeral studios or Walt Disney World...Where would you put it? Preferably within either North Carolina OR South Carolina. Any other suggestions welcome as well.

1. I would put it outside of Charlotte kinda like Carowinds, that way it's on the border, but still close to a large city.
2. i would think it would be really awesome to have something like that in columbia!
