What area of the country is best for land that has low taxes and has great potential for appreciation?
I am 36 years old and would like to purchase land for retirement and investment purposes. I would prefer it to be a near a city and have a temperate climate. I am open minded to all possibilites though.

If you buy land, it will cost more if it is already "improved" as in sewer lines and electric available. Buy unimproved if you can get a loan for it or have the colateral to get one. I sell homes to financially impared people for a living.
- Texas has great potential - Austin is growing - Dallas is still cheap. Also, land near a lake or river is always popular - if it is undeveloped or underdeveloped there could be huge potential depending on how long it takes people to realize it is desirable.
